Payment Schedule:

A non-refundable deposit of 30% of the total price, plus a separate, refundable damage deposit, is due immediately

when you book, and your reservation is not confirmed until we receive this. The balance is due at least 8 weeks prior

to your arrival date.

Cancellation/Refunds:

If you cancel your reservation in the 8 weeks period up to your rental, we regret that it will not be possible to offer

you a refund. We are unable to waive this charge whatever the circumstances and strongly recommend that all guests

take out adequate cancellation or vacation insurance. However, if you do have to cancel and we are able to take a

replacement booking for the same time period, we will refund you whatever money we obtain from the new booking,

less any additional charges we incur.

Utilities:

We will pay all utility costs (water, heat, electric)

Linens and Kitchen Supplies:

We will provide all bed linen and tea towels. Towels are available for hire at an extra charge.

Rubbish Removal:

Please put the rubbish out on Friday mornings. All rubbish should be put in black bin liners or orange recycling bags

and put in the dust/wheely bin provided or designated bin compound. Dust/wheely bins should then be put out to the

curb at the front of the house the night before collection. Orange bags can be left at the side of the dust/wheely bin.

A third party inventory is taken before and after each rental period.

Pets (if welcome in the property):

 Pets must not be allowed upstairs or on the furniture.

 You must clean the garden up after your pet and all poo bags must be in black bin liners.

Terms and Conditions:

We mutually agree to the following:

· More people than you have specified on the booking form will not occupy the property.

· Smoking is not permitted anywhere.

· Neither you nor your guests will use illegal drugs on the property.

· You will take care not to play excessively loud music or otherwise create a nuisance to the neighbours.

· The house will be clean when you arrive, and we request that you leave it in good order.

· You will notify us promptly of any damage or problems that arise.

· Unless there's an emergency we will notify you 24 hours in advance prior to entering the property during

your rental period.

· We accept no liability for personal loss or injury to the Guest during the Rental Period and the Guest must

ensure that they have adequate insurance cover.

· The Guest must also ensure that Children under the age of 18 years are supervised at all times.
